Real Property Reports

A Real Property Report (RPR) is a legal document that clearly illustrates the location of all permanent structures or improvements to a property relative to the property line boundaries and is completed by a recognized land surveyor.

Challenger completes RPR’s for both commercial and industrial properties as well as residential land developers and individual property owners.

This document is a snapshot in time and can be used by the buyer, the seller, the lender, and the municipality as an accurate representation of the improvements on your property. Often there is an existing RPR for a property that needs to be evaluated and updated.

In Alberta, a registered Alberta Land Surveyor is the only individual who can legally prepare a Real Property Report, which includes

  • Researching titles, encumbrances, and historical plans / boundaries  of the subject property.
  • A field survey to determine the dimensions of the property and location of improvements.
  • Preparing a plan (diagram) of subject property with notes as required.
