Project Summary

We proudly supported the Park & Maven – Urban Homes development from its early planning stages in 2019 through to present day. This multi-phase development consisting of townhomes and condo buildings containing 11 Townhouse buildings – 57 units  + 7 condo buildings – 550+ units.

Our work has been extensive and integral throughout the project lifecycle.

Problem Solved

This was a large and complex subdivision project involving numerous smaller parcels that required careful coordination and consolidation with an adjacent existing strata complex. The process was highly detailed and time-consuming, requiring extensive review and the creation of customized plans that adhered to both municipal regulations and strata-specific formatting standards. It was essential to ensure accurate lot alignment, proper title registration, and seamless integration with the neighboring development. Every phase demanded attention to detail and adaptability to accommodate evolving site conditions and legal requirements.

 

Project Communication and Collaboration Summary

The client is a dynamic and fast-paced developer who is constantly pushing the project forward and often requests our presence on-site before the full scope of work has even been defined. Their proactive approach means we are to remain flexible and responsive, adapting quickly to evolving site conditions and shifting priorities. As construction progressed, the design continued to evolve in real time, resulting in frequent edits, updates, and revisions to surveys, plans, and layouts. Maintaining accuracy and control is essential, as the project’s fluid nature required continuous coordination, clear communication, and a commitment to staying one step ahead of the next request.

 

Lessons Learned

For this particular client, speed was a priority. We learned to be flexible, but also provide guidance as to what we could do that would be the best for them at every stage.

The project is still ongoing, with future phases yet to be fully determined. As the development continues to grow and evolve, we remain actively involved and ready to support the next stages.
